Water Damage Restoration Serving Greenville, SC and Surrounding Communities

Rehab Restoration has served Greenville County and Upstate South Carolina homeowners through water emergencies of every scale — from single-room pipe bursts to whole-floor flooding after major storm damage. We operate near Falls Park on the Reedy and respond throughout all of Greenville County, typically on-site the same day you call.

We regularly serve homeowners in Augusta Road, North Main, Overbrook, Five Forks, Taylors, Wade Hampton, Dunean, Berea, Parker, and Welcome — and every community in between.

  • Greenville County averages over 50 inches of rainfall per year — far above the national average — making water intrusion one of the region’s most common property emergencies
  • Older homes throughout Augusta Road, North Main, and Dunean have crawl spaces and aging plumbing that are especially vulnerable to water damage
  • Greenville’s hot, humid summers mean mold can establish colonies within 24–48 hours of any water intrusion — faster than most homeowners expect

From emergency services like water extraction through full structural reconstruction, Rehab Restoration handles the complete restoration and works directly with your insurance company from the first call to the final repair.

What Our Water Damage Restoration Service Includes

Water damage restoration is the complete process of extracting water, drying the structure, preventing mold, and returning your home to pre-loss condition. Here’s what every job includes:

  • Moisture mapping — finds hidden water behind walls and under floors that visual inspection misses, so nothing is left wet inside your structure
  • Water extraction — removes standing water fast, limiting the spread into structural materials and reducing total drying time significantly
  • Dehumidification & structural drying — industrial Low Grain Refrigerant dehumidifiers dry materials to below 16% moisture content, monitored daily with a written drying log
  • Antimicrobial treatment — all affected surfaces treated to prevent mold growth in Greenville’s humid conditions, applied after drying is confirmed
  • Complete insurance documentation — thermal imaging reports, moisture readings, and written scopes submitted directly to your adjuster, protecting your claim from underpayment
  • Full reconstruction — drywall, flooring, insulation, and structural repairs handled by our own team so you’re not coordinating between multiple contractors

Our process follows IICRC standards for water damage cleanup — the same standards used by the largest restoration companies, delivered by a local team that knows Greenville homes.

Why Greenville Homeowners Choose Rehab Restoration

  • Locally based, not franchised. We’re based in Upstate SC — not dispatched from a national call center. When you call at 2am, a local team member answers and we move immediately. National chains average 4+ hours. We aim for same-day.
  • We know Greenville’s homes. Older Augusta Road construction, Five Forks new builds, and crawl space homes throughout Wade Hampton all present different water damage challenges. We’ve seen them all and know what each requires before we walk in.
  • One team, start to finish. We handle mitigation and reconstruction under one roof. You’re not handed off between a drying company and a separate rebuild contractor — you have one project lead throughout.
  • Insurance handled for you. We work directly with all major SC carriers, document everything to adjuster standards, and communicate with your adjuster directly so the process doesn’t fall on you.
  • IICRC certified technicians only. Every tech holds active IICRC Water Damage Restoration (WRT) certification. No unlicensed crews in your home — ever.

I cannot thank the Rehab Restoration team enough for their professionalism, punctuality and dedication towards completion of their tasks from start to finish. From the time that my insurance company introduced me to the folks regarding water leakage in the house, until the project got completed, they have been at their absolute best! They were also more than happy to work around my schedule in order to accommodate me. They even did a final walkthrough with me thereby making sure that everything looked perfect! Lynnell, Asher, Mac, Justine and Jason are phenomenal but the ones I closely interacted with during the entire process were mainly Lynnell, Asher and Justine. They were absolutely amazing and I want to thank each one of them personally for their sincerity and hard work. I will definitely recommend them to others.

We had a sudden water issue happen the night before we were to leave for vacation. Not only did Lynnell Brownlow answer the phone after 5 pm, but within hours one of her amazing team, Asher B. arrived with William, checked and verified the source, inspected my whole house to make sure there were no other probable or possible leaks, neatly cut and removed all the damaged sheetrock in three rooms without demolishing my crown molding! They had power fans set up and running to dry out the moisture and even came back and checked the status of the house the following day. I was able to leave for vacation knowing Lynnell, Asher and my Rehab team had it handled. Their communication from the start and throughout was such a relief and removed any anxiety!
Additionally Asher will be meeting me when the insurance adjuster arrives to help me clearly communicate the situation.
I am blown away by the care, competence, conscientiousness and professionalism of Lynnell, Asher, William and Rehab Restoration. Can’t recommend them highly enough!

Without a doubt, the best people I’ve ever had work on our house. Mac and his team were incredibly thorough. We suffered a major loss with our home and got screwed by State Farm (you’ve been warned).
A little long for a review, but they’re good folks. Not State Farm, Rehab Restoration. State Farm sucks.

They have made us feel hopeful as they work with us on our journey back home.Thank you guys so much for having hearts!

Water Damage Challenges Specific to Greenville, SC

Greenville County’s climate, housing stock, and storm patterns create specific water damage vulnerabilities that generic restoration approaches don’t address. Here’s what we see most often — and how we fix it.

Storm flooding & roof leaks

Crawl space flooding

Burst pipes & appliance failures

Post-water mold growth

Neighborhood-Specific Water Damage Patterns

Augusta Road & North Main — Older wood-frame homes with aging supply lines and crawl spaces. Most common issues: pipe failures, crawl space flooding, and ceiling water damage from roof leaks.

Five Forks & Taylors — Newer construction with appliance-heavy kitchens and finished basements. Most common issues: washing machine and dishwasher failures, basement flooding after heavy rain.

Wade Hampton & Duncan — Mix of mid-century and newer builds near low-lying areas. Most common issues: storm flooding, poor drainage, and crawl space moisture accumulation.

Overbrook & Berea — Established residential areas with vented crawl spaces and older HVAC. Most common issues: condensation-driven moisture, crawl space mold, and aging pipe failures.

Water Damage Restoration Costs in Greenville, SC

Costs in Greenville vary based on water category, rooms affected, materials involved, and how quickly damage was addressed. General ranges:

  • Minor damage — single room, clean water, caught within hours: $500–$2,000
  • Moderate damage — multiple rooms, structural drying required: $2,000–$7,500
  • Major damage — whole floor, grey/black water, reconstruction needed: $7,500–$25,000+

What drives cost up: delayed response (every 24 hours significantly increases scope), grey or black water contamination, mold already present, finished spaces requiring material replacement.

What keeps cost down: fast response, clean water source, concrete or tile floors, early detection before water spreads into walls.

Timeline: Structural drying typically takes 3–5 days. Minor repairs add 1–3 days. Major reconstruction can take 2–4 weeks. You’ll have a clear timeline after our initial assessment — no surprises.

Insurance Claims: Most SC homeowner’s policies cover sudden and accidental water damage. We handle documentation and adjuster communication directly.

Our Water Damage Restoration Process

Inspect & assess

Thermal imaging and moisture mapping reveals all affected areas — visible and hidden. You receive a written scope of work before anything starts. What to prepare: clear access to affected areas, have your insurance info ready.

Extract & dry

Truck-mounted extraction removes standing water. LGR dehumidifiers and air movers run continuously, monitored daily until all materials reach safe moisture levels. A drying log is maintained throughout.

Restore & rebuild

Once drying is confirmed, our reconstruction team repairs drywall, flooring, and structural components. Final walkthrough with you before we close out. Insurance documentation delivered.

Frequently Asked Questions — Water Damage Restoration in Greenville, SC

What is water damage restoration?

It’s the complete process of extracting water, drying the structure, treating for mold, and repairing all damaged materials to return your home to its pre-loss condition. It goes beyond cleanup — it includes structural drying, documentation, and reconstruction.

What should I do right now while waiting for your team?

Stop the water source if you can. Move valuables to dry areas. Don’t run household fans or your HVAC — improper airflow can spread contamination. Document damage with photos before anything is moved. Then call us — we’ll guide you through the rest.

How fast can you get to my home in Greenville?

Same day — often within hours. Our phone line is answered 24/7 by a local team member. We dispatch immediately upon your call.

Why is mold such a problem after water damage in Greenville?

Greenville’s subtropical humidity means ambient moisture levels are already elevated — especially in summer. Any water intrusion adds to that, and mold colonies can begin growing within 24–48 hours. Professional structural drying with LGR dehumidifiers removes moisture far more thoroughly than air-drying or household fans. Learn how quickly mold grows after water damage.

Do you serve the whole Greenville County area?

Yes — all of Greenville County including Augusta Road, Five Forks, Taylors, Simpsonville, Mauldin, Greer, Powdersville, Easley, and surrounding communities.

How much does water damage restoration cost in Greenville?

Ranges from $500 for minor single-room damage to $25,000+ for major flooding requiring reconstruction. The biggest cost driver is response time — water left for 24+ hours causes dramatically more damage. Most SC homeowner’s policies cover sudden and accidental damage.

Will my insurance cover this?

Standard SC homeowner’s policies cover burst pipes, appliance failures, and roof leaks. External flooding typically requires separate flood insurance. We work directly with all major carriers and handle documentation and adjuster communication.

What's the difference between water mitigation and water damage restoration?

Mitigation stops the damage. Restoration fixes it. We handle both, so you’re not coordinating between two separate companies. Understand the difference between emergency and non-emergency water damage in Upstate SC.

How do I know if water got into my walls?

You often can’t tell without professional equipment. We use FLIR thermal imaging cameras and Tramex moisture meters to detect water hidden inside wall cavities, under flooring, and in ceiling assemblies. Musty odors, soft drywall, or peeling paint near baseboards are common indicators — but hidden moisture can exist without any visible sign.

What happens after the job is complete?

We conduct a final walkthrough with you to confirm everything meets your expectations. We provide your complete drying log and documentation for your insurance file. Our team checks in 30 days after completion to confirm no moisture issues have returned.
